Home staging is the perfect way to show off your home in its best light. The craft is something that can be done either by hiring a professional or done by yourself, maybe even with a little direction from your real estate agent. There are several tactics that you can do from minimal cost improvements to simply arranging the furniture and belongings that you already have. Here is a closer look at some helpful tips.

Make sure you take care of the basics for the whole house as you begin.

Clean - A deep cleaning of each room down to the baseboards and up to the ceiling fans is a must. Be sure everything is both looking and smelling good.

Declutter - Every room, closet and storage area should be free of excess with all belongings put away in an organized fashion.

Pets - Everyone loves their own pets, but not necessarily everyone else’s so be sure pets are removed for showings and that there are no lingering smells or clutter left behind.

Flooring - Are your rugs showing some significant wear? Clean what you can, replace what you can’t.

Audit each room and consider some of these suggestions.

Lighting - Every room should have as much natural light as possible with keeping blinds open for showings. For any rooms that are dark during the day or evening, make sure you place lamps in these nooks so that they feel more warm and inviting.

Flow - Walkways should be free and clear of furniture so that one can move easily from room to room with a natural flow. Also create conversational areas in your primary lounging rooms.

Appeal to all - Keep rooms neutral in decor so you appeal to a wide audience. 

Color - Maintain the basics of each room to be neutral but add splashes of color for life and interest. Walls and area rugs should be neutral to appeal to masses, but toss pillows and artwork can be where you add your colors.

Cabinet hardware - A great idea for the kitchen cabinets is to upgrade your hardware. This can elevate your look at a fraction of the cost of new cabinets.

Bathrooms - This can also be pretty easy. Refresh any worn caulking to ensure things look clean. A new shower curtain liner can also make for a good impression. Get some scented soaps and fresh, colorful guest towels too.

Outdoor spaces - Last but certainly not least, stage your outdoor living areas. Well manicured lawns, power washed driveways and a coat of fresh paint for any areas, doors or shutters should all be considered. Be sure your lounge areas have chairs and tables for the ultimate in outdoor enjoyment. Finish with seasonal flowers, outdoor rugs and a fresh doormat out front!
